144 Vanderbilt is the third Brooklyn multifamily project SO–IL designed with Tankhouse, following 450 Warren and 9 Chapel. The exterior is clad in scalloped pink precast concrete panels, sandblasted and acid washed to reveal the aggregate. The color stands out against the brownstone and red brick around it. Located on a corner lot in Fort Greene, the building exploits a zoning condition that permits extra volume, which is given over to private open space rather than sellable interior. Because the building steps in and out as it rises, it creates a set of communal outdoor spaces: a secluded backyard, a central courtyard, and an elevated public square. The hallways run outside rather than through an enclosed interior corridor, open to air and daylight. Each of the 26 condominium residences has a private terrace. The same staggering that carves out those terraces shapes the facade.
